Welcome to Sara’s Home, a tourist apartment in Rome. By booking and staying at Sara’s Home, you agree to comply with the following Terms & Conditions.
1. Booking & Payment
1.1 Payment Method
- Payments are processed via credit card. At the time of booking, the credit card will only be verified, and the transaction will be authorized but not immediately charged.
- The actual charge will occur 7 days before the check-in date. The City Tax will not be charged, it will be collected upon your arrival.
1.2 Cancellation & Refund Policy
- Guests may cancel their reservation free of charge up to 7 days before the check-in date.
- If the payment cannot be processed 7 days before check-in, guests will receive a notification and will have 24 hours to provide an alternative payment method. If no payment is received, the booking will be automatically canceled.
1.3 Security Deposit
- No security deposit is required. However, guests are responsible for any damage caused during their stay (see Section 4).
2. Check-in & Check-out
2.1 Check-in Time
- Standard check-in is from 15:00 to 19:00 for in-person check-in.
- For smart check-in (remote check-in with live verification), guests may check in anytime after 15:00.
2.2 Check-out Time
- Guests must check out by 10:00 AM on the departure date.
2.3 Early Check-in & Late Check-out
- Not guaranteed. Please inquire in advance if needed, and we will accommodate if possible.
3. House Rules
3.1 Maximum Occupancy
- The apartment accommodates a maximum of 5 guests.
3.2 Pets & Smoking
- Pets are not allowed.
- Smoking is prohibited inside the apartment but allowed on the two balconies (please, keep the windows closed when smoking outside).
3.3 Noise & Quiet Hours
- Quiet hours are from 22:00 to 08:00. Guests must respect neighbors and avoid excessive noise.
3.4 Prohibited Activities
- Parties (of more than 10 people in total) are strictly prohibited.
- Subletting the apartment or allowing third parties to stay without prior approval is not allowed.
4. Damages & Liability
4.1 Damage to Property
- Guests are responsible for any damages caused to the apartment, furnishings, or appliances.
- Any damages must be reported immediately.
- The guest agrees to cover the cost of repair or replacement for any damage incurred during their stay.
4.2 Liability Disclaimer
- Sara’s Home is not responsible for:
- Any injuries occurring in the apartment or building.
- Any theft or loss of personal belongings during the stay.
- Any interruptions in services (e.g., electricity, internet) beyond our control.
5. Local Regulations & Taxes
5.1 City Tax
- Guests must pay a mandatory City Tax of €6 per night per person (applies to guests 10 years and older).
- The tax must be paid upon arrival and is collected separately from the booking fee.
5.2 Guest Identification & Legal Reporting
- In compliance with Italian law, all guests must provide a valid passport or ID upon check-in for legal reporting purposes.
- Guest data is securely processed and reported to local authorities as required.
6. Privacy Policy
6.1 Collection of Guest Data
- We collect and store guest data solely for booking and legal reporting purposes.
- No personal data is shared with third parties.
6.2 Data Protection
- Guest information is securely stored and processed in accordance with privacy laws.
7. Governing Law & Dispute Resolution
7.1 Jurisdiction
- These Terms & Conditions are governed by the laws of Italy. Any disputes will be subject to the jurisdiction of the courts in Rome, Italy.
